Woods Rogers’ real estate and land use practice is sophisticated and comprehensive. Our clients include owners, buyers, sellers, investors, developers, landlords, tenants, brokers and governmental entities in all aspects of the acquisition, financing, planning, zoning, development, construction, leasing and sale or exchange of all interests in real property.
The firm’s expertise in land use matters centers upon the negotiation and documentation of the purchase and financing of real property and any action required for its appropriate use such as zoning, special exceptions and variances. The firm has represented commercial and residential developers in all aspects of land use, including the negotiation of economic incentives, the application of enterprise zones, the negotiation of historic tax credits and the implementation of conservation easements. We have acted as counsel in the development, leasing and management of regional and local shopping centers, big box retailers and other significant commercial and residential developments throughout Virginia. In our representation of the Land Management, Real Estate and Right-of-Way and Hydro Departments of Appalachian Power Company we have handled the purchase or condemnation of fee and easement properties in connection with transmission lines and hydroelectric projects, the dock permitting programs at Claytor Lake and Smith Mountain Lake and the Shoreline Management Plan at Smith Mountain Lake.
We also have the ability to advise clients on tax, conservation and environmental issues and, in conjunction with the Woods Rogers litigation, tax and environmental groups, have the ability to represent real estate clients in all aspects of real estate ownership and use in all state and federal court and before all administrative bodies in the Commonwealth of Virginia.
