Vanessa has been practicing real property law in Virginia for more than a decade. Her real estate practice is complimented by eight years of experience in the creditors’ rights and collections fields, providing her unique insight when advising clients through challenging market cycles.

Vanessa counsels lenders, sellers, and borrowers in commercial real estate transactions. She is a “go-to” for banks and other financial institutions in commercial real estate loan originations. Likewise, real estate owners and investors turn to Vanessa for practical guidance on acquisitions and sales across a wide range of asset portfolios. Most recently, Vanessa has assisted her clients in navigating the sale or purchase of multifamily apartment complexes, veterinary practices, storage facilities, medical and surgical centers, and car washes.

Passionate about real estate title defects, Vanessa maintains a niche focus resolving thorny title issues. Where possible, she presents innovative, non-judicial title curative approaches but is equally adept at litigating quiet title and reformation matters to resolve missing interests, unreleased liens, boundary line issues, lack of access, and unperfected security interests. Vanessa is the resident expert on deed drafting in the firm, and is an asset when it comes to deeds of gift, deeds of confirmation, deeds of correction, releases, and affidavits.

Vanessa is passionate about her volunteer work with the Historic Virginia Land Conservancy, where she serves as Board Counsel and advises the group about conservation easements.

Originally hailing from the Chicago metropolitan area, Vanessa lives in Chesapeake with her family. In her spare time, Vanessa explores local parks with her golden retriever Duke and helps him negotiate “territory disputes” with the local neighborhood dog and cat populations.


  • Acted as local counsel representing a bank in their financing of solar farm projects located in Suffolk, Waynesboro, Augusta County, Halifax County, Prince Edward County, and Lancaster County.
  • Represented a large real estate investor in the refinance of a $122MM loan for a massive apartment building in Irving, TX.
  • Assisted a non-profit in their $13MM financing of the remodeling of a large apartment building in Norfolk.
  • Provided legal advice to a large real estate developer for the development and sale of a portfolio of 12+ properties in Suffolk and Chesapeake.
